Research on the Impact Factors of Dual Aging in the Renovation of Old Residential Areas in Wuhan Based on AHP-DEMATEL

Abstract
In contemporary society, the prevalence of "dual aging" residential areas, characterized by the simultaneous aging of both the physical environment and residents, is increasing. The renovation of these "dual aging" areas has gradually emerged as a significant category of urban renewal. This study, based on research conducted in old residential areas in Wuhan, summarizes the issues of "dual aging" areas into "two levels, six dimensions." It employs the AHP-DEMATEL model to construct an evaluation system for the dual aging dilemma and conducts an analysis. The analysis of the data reveals that the six factors can be categorized into four groups, with strong causal relationships between internal factors. Different types of key factors determine the extent of dual aging in the community and the focal points of age-appropriate renovation.
